New self-storage facility in Teltow: building permit already granted!
Exciting developments are imminent in Teltow, in the Potsdam-Mittelmark district. A modern self-storage facility will soon be built on Warthestrasse on an area of around 5,100 square meters. The building permit for this has already been granted and construction work can begin shortly developmentcity.de reported. The property was owned by Berliner Periscope Development GmbH sold to the Shurgard company, which is known for its over 330 self-storage centers throughout Europe.
The new facility will be marketed under the project name CUBES² and is strategically located. The Teltow Canal runs nearby and Potsdamer Straße provides a direct connection to the A115 motorway. Local public transport is also not neglected: bus connections take potential users quickly to Teltow S-Bahn station. This good accessibility will appeal to both private and commercial users and is further evidence of the increasing demand for such facilities in the outskirts of the city such as Teltow.
An answer to increasing needs
The demand for self-storage systems has risen sharply in recent years, a trend that Aengevelt has observed. There are now 1,028 such locations active in Germany, with a total area of 2,075,000 m². According to forecasts, an average annual growth rate of 2.8% is expected for the next five years. These figures make it clear that self-storage is a popular solution for making sensible use of unused space in cities.
Tobias Assenmacher from Aengevelt Immobilien emphasizes that self-storage systems not only offer practical storage solutions, but can also take on urban planning functions. They serve as a buffer for adjacent residential areas and reduce traffic density in heavily frequented areas. These versatile usage options make such projects an attractive investment, especially in peripheral locations of large cities.
Good business for the future
The sale of the property was professionally supported by Aengevelt Immobilien and ranged from the location search to the final purchase contract. With this step, Shurgard is successfully continuing its expansion in the German market and shows once again that development in the Berlin area is continuing to advance. The planned self-storage project in Teltow is not only a step for the company, but also a piece of urban development that shines a new light on unused areas.
The combination of a convenient location, growing needs and careful planning makes this project an interesting landmark for the future cityscape of Teltow. It remains to be seen how the first users of the facility on Warthestrasse will settle in and what further developments will follow in the region.
